Lee County
Remodeling contractor in Fort Myers
Fort Myers covers a wider range of housing stock than anywhere else we work — 1920s bungalows downtown, 1960s slab ranches through the middle of the city, and new construction east of I-75. What your remodel involves depends heavily on which of those you own.
- Permitting authority
- City of Fort Myers or Lee County, depending on your address
- Typical permit time
- One to three weeks for a residential alteration permit
- Dominant housing era
- Mixed: 1920s–1940s downtown, 1960s–1970s central, 1990s onward east
Permitting in Fort Myers
Addresses inside the city limits file with the City of Fort Myers. Everything else in the metro files with Lee County. They are separate processes with separate portals, and using the wrong one costs you a week.
What the housing stock is like
The older downtown and McGregor housing is largely wood-frame on raised foundations with real crawl spaces, which is unusual here and changes everything about a floor replacement. Central Fort Myers is slab-on-grade concrete block. East of I-75 is mostly post-1995 and generally straightforward.
Local specifics
What we run into in Fort Myers
-
Raised foundations near McGregor
Older homes off McGregor Boulevard sit on piers rather than slab. That is good news for plumbing changes and bad news for floor levelness — expect to find sag, and budget for leveling before any large-format tile goes down.
-
Historic district review
Parts of the downtown and Dean Park areas fall under historic review. Exterior changes including windows can require additional approval beyond the standard permit. Interior work usually does not.
-
Pre-1980 materials
Popcorn ceilings, floor tile and mastic in this vintage may contain asbestos. Florida requires testing before disturbance, and we arrange it as a matter of course rather than as an upsell.

Fort Myers questions
Do I file with the City of Fort Myers or with Lee County?
It depends on whether your address sits inside the city limits. Roughly, the older central and riverfront areas are City; most of the surrounding metro including Whiskey Creek and Gateway is County. We confirm which applies to your parcel before filing, because submitting to the wrong authority wastes about a week.
My house is from the 1930s. Is remodeling it different?
Yes, substantially. Wood frame on piers instead of block on slab means the plumbing is accessible, which helps, but the floors are rarely level and the wiring is often knob-and-tube or early cloth-sheathed. Both are solvable — that is exactly what a whole-home remodel scope covers.
