Permitting in Cape Coral

Cape Coral runs its own building department separate from Lee County. Their residential alteration process is well organized and inspections are generally scheduled quickly, but they are strict about engineer letters for any structural opening.

What the housing stock is like

Concrete block on slab-on-grade, almost universally. Original kitchens are closed off from the living areas by a wall that very often carries roof load. Terrazzo under later flooring is common in the earlier builds.

  • Load-bearing kitchen walls

    The wall between kitchen and living room in a 1970s Cape Coral home is structural more often than not. Removing it needs an engineered beam, posts down to a footing, and a permit with an engineer letter. We check with an inspection hole before quoting, every time.

  • Terrazzo under the tile

    Many original floors are terrazzo that was later tiled over. Sometimes it is worth restoring and sometimes the tile removal damages it beyond repair. We pull a test patch at the walkthrough so the decision is informed.

  • Canal-front humidity and salt

    Homes on the canal system see more salt exposure and higher sustained humidity. Cabinet and hardware specification matters more here than a few blocks inland, and we spec accordingly rather than to a generic standard.

Cape Coral questions

Can the wall between my kitchen and living room come out?

Usually yes, and in a 1970s Cape Coral home it is usually structural, which means an engineered beam and a permit. That is a real cost and we price it before demolition rather than during. That check is step one of every Cape Coral kitchen remodel we quote.

Should I restore the terrazzo under my tile?

It depends entirely on its condition, which nobody can tell through the tile. We pull a test patch during the walkthrough. When terrazzo comes up clean it is a genuinely beautiful and durable floor that costs less to restore than to replace — either way it folds into a whole-home flooring scope.
