Lee County and Collier County run different submittal processes, and a kitchen that moves plumbing or a bathroom that touches a load path needs a permit in both. We file it, we schedule inspections, and we are on site when the inspector arrives.
Homeowners who permit their own work end up owning the inspection failures. You should not have to learn a county portal to renovate your own house.

What actually needs a permit in Lee and Collier County
Moving a sink, relocating a range, adding a circuit, removing any part of a load-bearing wall, replacing windows or converting a lanai all trigger a permit in both counties. Swapping a faucet, refacing cabinets, painting and flooring generally do not.
The gray area is structural. A wall that looks like a partition often carries roof load in a 1970s slab-on-grade ranch, which is most of what was built in Cape Coral and east Fort Myers. We open a small inspection hole and check before quoting removal, because the difference between a partition and a bearing wall is a beam, a header and several thousand dollars.
Lanai conversions — part of our whole-home remodeling work — are their own category. Turning covered outdoor space into conditioned living area means engineering for wind load, upgrading the slab edge detail, and bringing the envelope up to current energy code. It is a real project, not a screen swap, and anyone quoting it as a weekend job has not pulled the permit.

Frequently Asked Questions
How long does a kitchen remodel take in Southwest Florida?
Six to ten weeks on site for most kitchens, plus four to eight weeks up front for cabinet lead times. Permitting adds one to three weeks depending on the county and whether the scope touches structure. We give you a dated schedule with the written scope, not a range.
Do I need a permit to remodel my kitchen or bathroom?
If the project moves plumbing, adds electrical circuits, or touches a load-bearing wall, yes, in both Lee and Collier County. Cosmetic work like refacing, painting and flooring usually does not. We tell you which category you are in at the walkthrough, and we handle the filing either way.
Can you remove this wall?
Often, but not always, and not for the price people expect. Many interior walls in slab-on-grade homes built here in the 1960s and 1970s carry roof load. We open a small inspection hole to check before quoting. If it is structural, the removal needs an engineered beam and a permit, which we will price honestly rather than discover mid-demo.
What about asbestos and popcorn ceilings?
Anything built before 1980 may have asbestos in the popcorn texture, floor tile or mastic. Florida requires testing before disturbance. We arrange the test, and if it comes back positive we bring in a licensed abatement contractor rather than working around it.
Will my cabinets hold up in this humidity?
Only if they are specified for it. Particleboard boxes and thin veneers swell here. We spec plywood boxes and finishes rated for high humidity as standard, and we tell you plainly when a cheaper line will not last in a Gulf-coast house.
Do you work while I am out of state for the season?
Yes, and a lot of our work runs that way. We send dated photo updates at each milestone and you approve change orders by email. We will also give you references from other seasonal owners we have done this for — more on how we run every job is on our about page.
