We water-test the pan and send you the photo.
Before a single tile goes down, the shower pan gets plugged, filled and left overnight. If it holds, we photograph it and move on. If it does not, we fix it while fixing it is still cheap.
This is a standard step that a surprising number of jobs skip, because nobody can tell whether it happened once the tile is on. You get the photo either way.

Why bathrooms fail here specifically
Two reasons. The first is humidity: a bathroom in a house that sits closed all summer never fully dries out, so any moisture that gets behind the tile stays there. The second is that a lot of local housing stock was built fast, and shower pans from the 1970s and 1980s were often mortar beds with no membrane at all.
The failure is slow and invisible. Water wicks into the wall board, the studs stay damp, and the first sign is usually a soft spot in the floor outside the shower or a musty smell that does not go away. By then the repair is framing, not tile.
Doing it properly costs a few hundred dollars more in materials and one extra day. It is the least glamorous line in the estimate and the one we will not remove to hit a number.

An undersized fan, or one that dumps into the attic, is how a bathroom in this climate grows mold in the ceiling. Both are common in houses we open up.
We size the exhaust to the room volume, duct it through the roof or the soffit, and insulate the run so it does not condense on the way out.

Curbless entries, blocking in the walls for future grab bars, lever handles and a comfort-height vanity cost very little at build time and are expensive to retrofit.
We include blocking as standard whether or not you want the bars now. It is plywood inside a wall, and it means the decision stays open.

Frequently Asked Questions
How long does a bathroom remodel take in Fort Myers?
Four to seven weeks on site for most bathrooms — shorter than a kitchen remodel. A guest bath in the same footprint can be quicker. Anything that moves plumbing or converts a tub to a curbless shower runs to the longer end because of inspection scheduling between rough-in and cover-up.
Can you convert my tub to a walk-in shower?
Almost always. On a slab, a curbless entry means recessing the pan, which is straightforward if the slab allows it and needs a different detail if it does not. We check at the walkthrough and tell you which one you have before quoting.
Do I need a permit for a bathroom remodel in Florida?
If plumbing moves or electrical is added, yes, in both Lee and Collier County. Replacing a vanity and retiling in the same footprint often does not. Converting a tub to a shower usually does because the drain moves.
What if you find rot behind the tile?
It happens on maybe a third of the bathrooms we open, and more in houses built before 1985. We stop, photograph it, and price the repair as a written change order before continuing. You will never get an invoice for something you did not approve first.
